Starting April 30, 2025, the Heating Bylaw will be revised to mandate a minimum temperature of 21°C in all rental units from October 1 to May 15, shifting from the previous dates of September 15 to June 1. Additionally, the Property Standards Bylaw will now require landlords to operate air conditioning in rental units that have air conditioning provided by the property owner from June 1 to September 30, changing from the previous range of June 2 to September 14.
The Residential Tenancies Act (RTA) is an Ontario law that outlines the specific rights and responsibilities of both landlords and tenants. It sets forth guidelines regarding rent increases, tenant evictions, maintenance responsibilities, and more. To address disputes between landlords and tenants, the Landlord Tenant Board (LTB) has been established under the RTA.
The RTA applies to individuals residing in rental housing but does not extend to those living in:
- Emergency shelters
- Hospitals or nursing homes (long-term care facilities)
- Prisons
- Student residences or dormitories
- Temporary or seasonal units
- Units where the kitchen or bathroom is shared with the landlord or a member of their immediate family
- Individuals who are not listed on a lease
