Handling Tenant Complaints against eachother:

Listen and Document

Begin by actively listening to the tenant’s concerns about the issues. Document the specific times, nature of the issue, and any other relevant details to ensure you have a clear record of the complaint.

Contact the Disturbing Tenant

Reach out to the tenant responsible for the disturbance. Explain the nature of the complaint and remind them of the community’s regulations or lease agreement terms regarding the disputed matter.

Mediation

If the issue continues despite your initial intervention, consider offering mediation between the two tenants. This can often help resolve conflicts amicably without further escalation.

Explore Legal Options

Should the problem persist after mediation attempts, you may need to explore legal options. This could involve seeking guidance from the Landlord and Tenant Board (LTB) to understand the next steps, which may include formal notices or interventions.

Remember keeping clear and concise record of all communication should be mandatory. Whatever is in writing can make or break you. Make sure to seek legal advice when dealing with tenants. Anything you say or do as a landlord may be held against you if the matter escalates.
